Easy steps for vendors
- Disclose any known illegal structures (so purchaser will not sue you).
- Sell for more than what you owe the bank (anything less the bank will not let you settle).
- Sign the discharge of mortgage (you must let the bank know as it is their money that you borrow).
- Sign the transfer (This is you must let the government know that you have sold your property).
- Collect your money.
There is nothing more to do. Why do you want to complicate yourself?
